A Step By Step guide to selling your home

Selling your home is a process.  My goal is to make this as smooth and predictable as can be expected. Sharing information openly will help us all have the best outcome.  
 Let’s review the following steps to help you prepare for this important event.

Step 1:

Time to sell

You’ve decided that it’s time to sell your home.  We will work together to prepare your home and you for the going to market process.  It is important that we prepare ourselves as well as our properties.  This can be both an emotional, stressful process and a wonderful experience at the same time.  Let’s do the groundwork together to optimize this experience for you.

Step 2:

Start Preparations

We need to start prepping the house and prepping the other residents of the home, neighbors and additional parties for what is to come.  Personal schedules, strangers in your space and releasing unused and no longer viable items are critical to this process.  Repairs, touch ups and freshen ups happen here as well.

Step 3:

Develop a Marketing Strategy

This actually occurs simultaneously with steps one and two.  Engaging photography and marketing material preparation, planning broker’s open houses as well as email, web based and personal contacts will be leveraged in addition to traditional MLS including high profile partners like Zillow, Homes.com etc.

Step 4:

Develop a Listing Price

I will utilize local market knowledge, data analysis and instincts to identify where the market is for your home and how to best justify the best price for the market.

Step 5:

Go To Market

The house has been prepped, the residents scheduled to be away during showings, the listing is live and the marketing is in full effect.  Let’s go!!

Step 6:

Generate Offers

I will be showing the property and sharing information about your home, the community and the area in general.  As we progress and put our best food forward we should see serious interest from showings leading to an offer or multiple offers.

Step 7:

Negotiate the Contract

All offers must be presented to the homeowner(s).  My role is to remove emotion and be as pragmatic as possible in evaluating, strategizing and responding to offers with the homeowners input.  Once we come to terms with a buyer we can move forward to escrow.

Step 8:

Home Inspection Period

Florida’s inspection period is often the most stressful part of the sales process.  We are under contact and the buyer has the right to inspect and or terminate for any reason.  We wait for the results of the inspection report and move forward accordingly.

Step 9:

Post Inspection Pre-Closing

During this period I work with the buy side agent or the buyer directly to provide necessary documents and information required by the title company’s closing agent.  There may be simple requests or specific requirements needed to move the process forward.  My goal is always to keep it moving and smooth for all parties.

Step 10:

Closing

The title company has arranged all required documents, and it is time for the seller to sign the final documents.  Once the buyer signs everything required the money is transferred to the title company then distributed to settle all outstanding balances before sending the net proceeds to the sellers.
